Buying Real Estate in Tamarindo: What to Know

When it comes to purchasing property, doing your homework is essential. Always make sure the land has a clear title, has been properly surveyed, and is accessible year-round. Work with a reputable real estate agent and hire a lawyer who can handle due diligence on your behalf.

It’s important to know that on many Guanacaste beaches, including parts of Tamarindo, land within 150 meters of the high tide line falls under the maritime zone. This land is considered concession property, meaning it’s leased from the government and not fully owned.

And once you own property, resist the urge to cut down trees without checking the regulations. Some tree species are protected, and removing them could harm local wildlife, especially the Howler Monkeys who rely on the canopy as their highway.
